Airbnb Crackdown Shifts Budapest Tourist Demand to Neighboring Districts

Budapest’s short-term rental crackdown is already changing where visitors stay. Since January 1, 2026, Terézváros — District VI — has banned the operation of private and other types of tourist accommodation, causing a sharp fall in available beds and shifting demand into nearby areas.

According to the latest tourism data, the number of bed places available in Terézváros tourist accommodation was 44% lower in May 2026 than a year earlier. In the first five months of 2026, arrivals at tourist accommodation establishments in the district were 30% lower overall compared with the same period in 2025.

Commercial accommodation performed better, with arrivals up 25% year on year. Some properties that had previously operated as private or other accommodation appear to have reclassified themselves as boarding houses or community hostels after meeting the required criteria.

Still, hotels and regulated accommodation inside Terézváros could only absorb part of the lost demand. Across Budapest, tourist accommodation arrivals rose by 1.4% in the first five months of 2026. Excluding Terézváros, the increase was much stronger at 7.9%.

The biggest spillover appears to be in neighbouring Districts VII and VIII, where growth exceeded 10%. This suggests visitors are not abandoning Budapest — they are simply choosing nearby districts with central access, nightlife, restaurants and better accommodation availability.

For Budapest, the Terézváros ban may ease pressure in one saturated district. For travellers, it means booking early in surrounding neighbourhoods could become more important.
